Campsite Terms & Conditions

Primrose Smallholding is a small, family-run campsite, and we aim to keep things relaxed, peaceful, and respectful for everyone staying with us. We keep pitch numbers limited to help maintain the calm, countryside atmosphere that our guests enjoy.

To help everyone have a safe and enjoyable stay, please take a moment to read our booking, payment, and campsite terms below.

Cancellation Policy

* No refunds will be issued within 7 days of the arrival date.

* Bookings cannot be amended within 7 days of arrival unless agreed with the owner and subject to availability.

* If you need to cancel or amend your booking, please provide as much notice as possible so another guest has the opportunity to book.

* Guests may wish to arrange holiday insurance to cover cancellations, personal belongings, or injuries during their stay.

Arrival & Departure Times

Arrival between: 1:00pm – 8:00pm

Departure: By no later than 12:00pm

Please note that all deposits are non-refundable regardless of circumstance.

Booking Terms & Conditions

Admission

At least one member of the booking party must be aged 18 or over.

Arrivals & Departures

* Late arrivals must notify the campsite as soon as possible.

* Bookings will be held for up to 24 hours after the scheduled arrival time. After this period, management reserves the right to re-let the pitch.

* As an outdoor campsite, we’re unable to offer refunds for poor weather, late arrivals, or early departures.

Changes to Your Holiday

Bookings cannot be amended within 1 day of arrival.

Dogs

* Dogs must be kept on leads and supervised at all times.

* For the safety of our guests and animals, we reserve the right to refuse dogs considered aggressive or unsuitable for the campsite environment.

* The site does not accept breeds or crossbreeds listed under the Dangerous Dogs Act, including:

  * XL Bully

  * Pit Bull Terrier

  * Japanese Tosa

  * Dogo Argentino

  * Fila Brasileiro

* All dogs must be tattooed or microchipped.

Helping Everyone Enjoy Their Stay

* If you experience any issues during your stay, please speak to the campsite owner immediately. Complaints raised after departure are difficult to investigate effectively.

* Quiet hours must be respected between 10pm and 7am.

* Please note that our shower facilities are unisex.

* Music, radios, and televisions should be kept at a considerate volume at all times.

* The owner reserves the right to refuse admission or end the stay of any guest whose behaviour is considered unsuitable. No refunds will be provided in such circumstances.

* The site is not liable for refunds in the event of force majeure. This refers to unforeseen events outside reasonable control — such as natural disasters or war — which prevent contractual obligations from being fulfilled.

Occupancy

A maximum of 6 people per pitch.

We do not accept parties, stag/hen groups, or large group bookings. This campsite is intended for families (immediate family members) and couples only. Bookings from other group types are not accepted.

Reception & Check-In

There is no physical reception on-site. Upon arrival, please proceed directly to your allocated pitch and set up at your convenience.

Paul will usually come and say hello during your stay, or you can call 07448 700 763 if you need any assistance.

Safety

* No vehicle movement is permitted between 9pm and 7am.

* A maximum speed limit of 5mph applies throughout the site.

* Barbecues and fire pits are permitted but must be raised off the ground and supervised by an adult at all times.

* Open fires are strictly prohibited.

* Firearms, catapults, hunting knives, slings, or similar offensive weapons are not permitted on-site.

* Please do not touch or feed the farm animals unless supervised as part of the daily farm animal tour.

Payment Terms

* A 15% non-refundable deposit is required at the time of booking.

* Primrose Smallholding will automatically collect the remaining balance from your card 4 weeks before arrival.

* If your arrival date is within 4 weeks of booking, the full balance will be taken immediately.

* Guests may also choose to pay the full amount at the time of booking or at any time before the balance due date.
